What To Expect During a Final Walk-Through?



Ultimately, the final walkthrough allows home buyers to do one last check and make sure all the conditions of the contract have been met before actually buying the house. If the seller was supposed to complete any repairs, we want to make sure that they have already repaired them. We also want to make sure that the house is in the same condition as the last time we walked through. Typically, contracts are often written such that buyers are buying the home in the same condition that it was on with the date of the offer or the date of the home inspection. We’re verifying this is the case. Often sellers move out during the contract period, if the home wasn’t already vacant, and we want to make sure they didn’t damage anything or remove anything that was supposed to be left. This final walk-through is best done shortly before closing.
